Roof survey in TN22: how it works
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey the roof space, lead flashings and clay and concrete tiles, and common reasons people get in touch are ponding, splits or blisters on flat roofs and loose chimney pots.
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

Other landmarks nearby include Uckfield Community Hospital (under half a mile south-east) and Tickerage Castle (2.1 miles east). Green spaces nearby include Brickfield Meadow.
Homes and roofs across TN22
Across TN22, lots of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.
Across London and South East England, older homes frequently have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in TN22 is checked with its age and materials in mind.
Uckfield: Homes near green spaces like Hempstead Meadow can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a building like St Philip's Catholic Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
How the survey changes by roof type
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles. Rotten pegs and battens let tiles move, leaving gaps along the courses.
Flat roof coverings
Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.
Leave it or get it looked at?
A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right.
What to check before booking
- What exactly goes into their report
- Are they insured for the work?
- Whether you can ask questions once you have the report
- Whether the loft is part of the inspection
Common roof problems in TN22
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
Here are some of the things we see frequently:
- Blocked, sagging or leaking gutters
- Cracked mortar along the ridge
- Crumbling chimney pointing or cracked flaunching
- Valley linings that have cracked or split
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
What affects the cost of roof surveys
Our packages start from £150, including VAT. What you pay for your roof depends on:
- Building height and the viewpoints available
- The roof’s overall size
- Whether thermal imaging or a drone is needed
- Features like valleys, chimneys, dormers and parapets
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
Booking your survey
Before you get in touch, it is useful to have:
- Access details, such as a loft hatch or a shared roof
- Photos of the roof, taken safely from the ground or a window
- What made you get in touch
- The type of building and roof, such as pitched or flat
Getting a price is simple: just ring 07833 053749 or drop us an email, tell us about the property and we’ll suggest the right survey. The price is agreed up front.
TN22: your questions answered
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How experienced are you?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
How long does a roof survey take?
Allow about one to two hours at a typical home, and about three to four hours for a commercial roof. We will confirm what to expect when we arrange the visit.
Do you cover TN22 for roof surveys?
Yes. Our area covers London and South East England, TN22 included.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
Can you tell me how long my roof will last?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
