Roof survey in RH17: how it works

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We survey ridges, hips and valleys, flat roofs and the roof space, and common reasons people get in touch are blocked, sagging or leaking gutters and lifted, split or missing lead flashings.

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two at most homes, and longer for a large or complex roof.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roofs, chimneys and gutters across RH17

In RH17, our roof surveys work takes in owners, landlords and managing agents, in Haywards Heath, Cuckfield and Ardingly and well beyond. Every report comes with photographs and written recommendations.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. RH17 is part of that mix.

Cuckfield: Ockenden Manor lies about 0.4 miles south-west, so building around Cuckfield goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Anyone responsible for a site like Holy Trinity Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

Every price we give includes VAT. Roof survey starts from £150, including VAT. You will know the price for your roof before you book.

Booking your survey

If you can, have these to hand when you get in touch:

  • Any marks or damp showing indoors
  • What made you get in touch
  • Dates you’re working to, such as exchange
  • The kind of building and roof involved

Once you know what you need, phone 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.

Tips that help

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Hold on to the report for future surveys
  • Gather any paperwork for past roof work
  • Watch for slipped slates after bad weather
  • Leave roof access to professionals

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

How the survey changes by roof type

Natural slate

Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. If a specialist is needed, we will say so.

Why get it checked now?

By the time water marks a ceiling, it is often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.

What to check before booking

  • Is there a chance to talk the report through?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the loft is part of the inspection
  • Will the report include photos?

Common roof problems in RH17

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

These are some of the problems a survey can pick up:

  • Leaking gutter joints and downpipes
  • Loose ridge or hip tiles
  • Standing water on a flat roof
  • Valley linings that have cracked or split

Questions from RH17

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

How do I arrange a roof survey in RH17?

It is easiest to phone 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll recommend the right survey. We survey on any day of the week.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.
