Roof surveys in West Sussex

How a roof survey works in West Sussex

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We survey chimney stacks, natural slate and clay and concrete tiles, and the problems we’re asked to look at most are cracked mortar along the ridge and condensation or damp timbers in the loft.

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

How our prices work

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Why choose Independent Roof Survey

How to book

For a price for roof surveys in West Sussex, phone 07833 053749 or drop us an email. Some details about the property and the roof help us give you an accurate price.

Near you in Crawley

Around Crawley, our work takes us to homes and buildings near Friary Church of St Francis and St Anthony, St Wilfrid's Catholic School and Tilgate Park and the streets around them. You will also find The George Hotel (less than half a mile north), Three Bridges Junior School (less than half a mile south-east) and St Francis of Assisi Catholic Primary School (less than half a mile south-east). Crawley has its own railway station: Crawley station. Nearby you’ll also find Crawley Hospital (0.5 miles north-west) and County Mall (within half a mile north-east). Green spaces nearby include Tilgate Lake.

Homes and roofs across West Sussex

From Crawley, Horsham and Worthing to its smaller places, buildings across West Sussex have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.

We survey roofs across London and South East England, and West Sussex is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. Near the sea in West Sussex, roofs face stronger wind and salt-laden air, which wears metal fixings and flashings faster. After a storm, the seaward side of a roof is the place to look first.

Crawley: Landlords with a home close to Crawley station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you run a business near County Mall, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Why get it checked now?

A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right.

What to check before booking

  • What the report includes, and whether it has photos
  • Will they check the loft as well as the outside?
  • How soon the report will arrive
  • Whether you can ask questions once you have the report

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets
  • Structural calculations (that’s a structural engineer’s job)

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

Landlords and agents in West Sussex book surveys as well as householders. A report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Keep a record of damp patches and dates
  • Keep the report with your property records
  • Check the roof from the ground after storms
  • Find records of any re-roofing or repairs

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own

To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and a few details. We will confirm the figure before booking.

Getting in touch

There is no need for technical words. Just let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • When you need the report by
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you are ready.

West Sussex questions

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.

What if it rains on the day?

Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
