How a roof survey works in Faygate

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Common reasons to book are torn or sagging underlay and cracked mortar along the ridge, across lead flashings, chimney stacks and clay and concrete tiles.

In a small place like Faygate, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roofs, chimneys and gutters in Faygate

The flight restriction zone around Gatwick Airport comes within about 2 miles of Faygate. Where the drone is part of the survey, we check the exact boundary for the address before flying. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Holy Trinity CofE Secondary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Faygate station, a dated record of the roof is useful when planning maintenance across a let.

Landlords, agents and block managers in Faygate

Freeholders and residents’ companies use a roof report to plan and budget.

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes an hour or two for most homes, depending on how many separate roofs there are. Somewhere like Faygate needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Hold on to the report for future surveys
  • Clear the loft hatch area before we arrive
  • Look for debris in the garden after high winds
  • Mention any flat roofs as well as the main roof

File the report with your other home documents. It is a useful baseline for future surveys, and it can help when you sell.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

Faygate: your questions answered

Is Faygate within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is drone flying allowed in Faygate?

It depends on the exact address and the weather on the day. The flight restriction zone around Gatwick Airport comes within about 2 miles of Faygate. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. High wind or heavy rain also stops a small drone flying.

How long will you be at the property?

It normally takes about 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What if it rains on the day?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Common roof problems in Faygate

Some damage starts inside the loft space. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.

Problems we come across often include:

  • Ridge tiles that have lifted or moved
  • Condensation or damp timbers in the loft
  • Slipped, cracked or missing slates and tiles
  • Cracked or blistered flat roof coverings

Living close to Target Hill Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

What to check before booking

  • When you’ll get the report
  • What insurance they carry
  • Their track record with similar roofs
  • Whether any drone flown is registered with the CAA

What a roof survey includes

What a roof survey does not cover

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • What’s under the slates, tiles or felt
  • Structural calculations (that is a structural engineer’s job)
  • A full building survey of the property

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What our survey covers.
