Roof survey in East Grinstead
Our roof surveys cover East Grinstead and the wider South East. Visits run seven days a week. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or send us an email. Typical surveys look at slipped, cracked or missing slates and tiles and torn or sagging underlay, across lead flashings, chimney stacks and clay and concrete tiles.
Semis and terraces in a town like East Grinstead share roof details with the neighbours. When a stack or gutter is shared, the problem may not be on your side alone. Shared parts are looked at as far as they can safely be seen from the property we’re surveying. Tell us when booking if you know of anything shared with next door.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for most homes, depending on how many separate roofs there are. You are welcome to ask questions while we’re there. For a home in East Grinstead, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you will not be there yourself, let us know who will let us in.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
Getting ready for the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Check the loft hatch can be reached
- Check we can get to the back of the property
Arrange a survey
Once you know what you need, phone 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Related advice
What we look for on each type of roof
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.
Natural slate
From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.
What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
What this survey cannot tell you
It is a careful look at the roof, not the whole story. The main limits are:
- A structural engineer’s report
- Confirmation of asbestos in soffits or cement sheets
- The condition of the rest of the building (that’s a RICS home survey)
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.
Roof types and parts we check
- Natural slate
- The roof space
- Lead flashings
- Ridges, hips and valleys
- Clay and concrete tiles
- Chimney stacks
- Flat roofs
Tips from our surveys
Most of what helps is simple and safe from ground level. A few suggestions:
- Stay off ladders and the roof
- Mention any flat roofs as well as the main roof
- Let us know about past leaks
- Photograph stains when they appear
Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.
Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.
What a roof survey looks like in East Grinstead
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Saint Hill Manor about 1.7 miles south-west, East Grinstead sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you look after a building such as St Mary's CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near East Grinstead station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Our Lady and St Peter's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What affects the cost of roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
- Commercial roofs and larger buildings
- If the survey needs thermal imaging or a drone
All our prices include VAT. Prices start from £150, including VAT. You will know the exact price before you book.

East Grinstead: your questions answered
Is East Grinstead in the area you cover?
Yes, East Grinstead is within the area we cover. We survey roofs across London and the South East. You can call 07833 053749 or drop us an email with the address and some details.
Is my home in East Grinstead listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
