Roof Survey in West Sussex

About roof surveys in West Sussex

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We survey flat roofs, the roof space and natural slate, and common reasons people get in touch are ridge tiles that have lifted or moved and cracked or blistered flat roof coverings.

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What you will pay

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What’s near Crawley

Around Crawley, our work takes us to homes and buildings near Friary Church of St Francis and St Anthony, St Wilfrid's Catholic School and Tilgate Park, among other places. You will also find The George Hotel (within half a mile north), Three Bridges Junior School (within half a mile south-east) and St Francis of Assisi Catholic Primary School (under half a mile south-east). Crawley has its own railway station: Crawley station. A little further out are Crawley Hospital (0.5 miles north-west) and County Mall (under half a mile north-east). The countryside around Crawley includes Tilgate Lake.

Homes and roofs across West Sussex

Older homes across West Sussex often keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.

Our area covers London and the South East, including West Sussex. London and South East England have homes from every era, from period terraces to post-war new towns and new estates. Parts of West Sussex are coastal, so the weather on the day matters more for drone flights and roof access. If conditions aren’t right, the visit moves to a calmer day.

Crawley: Landlords with a home close to Crawley station may find that the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Three Bridges Junior School, large buildings have long gutter runs and big roofs that need checking like any other.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What happens if roof problems are left?

Before you put a home on the market, it is useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them.

What to check before booking

  • What happens after the report arrives
  • Which limits apply to the survey
  • Which viewpoints they use to see the roof
  • Whether VAT is in the quoted price

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Keep a record of damp patches and dates
  • Have details of recent roof work to hand
  • Check the roof from ground level after storms
  • Hold on to the report for future surveys

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

Why roofs fail

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

Problems we come across often include:

  • Loose chimney pots
  • Slates or tiles that have slipped or broken
  • Worn or blocked valleys
  • Standing water on a flat roof

Landlords, agents and block managers in West Sussex

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Questions from West Sussex

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Do you look in the roof space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we’ll explain what’s needed.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
