Roof surveys in Furnace Green: local notes
Tyes Place, about 4.3 miles south, is one of the historic houses in the wider area around Furnace Green. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a building such as Brook Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Tilgate Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. For landlords with property near Three Bridges station, a dated record of the roof is useful when planning maintenance across a let.

Roof survey in Furnace Green
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey ridges, hips and valleys, chimney stacks and lead flashings, and the problems we are asked to look at most are water stains on rafters and ceiling joists and flashings that have come away from the wall.
Around Furnace Green, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
We keep jargon out of it: where something needs attention, it says so plainly.

What we do, step by step
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there frequently is around Furnace Green, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.
Getting ready for the survey

Advice
Roof by roof
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.
Why act early in Furnace Green
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We look at them before they cause trouble. On a bungalow or cottage around Furnace Green, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

Honest limits

- The condition of the rest of the building (that’s a RICS home survey)
- How the roof will behave in every kind of weather
- A structural engineer’s report

Your questions about roof surveys in Furnace Green
Is my home in Furnace Green listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can a landlord with a rental near Three Bridges station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need.
Will you fly a drone over my roof?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
Can you survey at the weekend?
We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or send us an email.
Can you tell me how long my roof will last?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
What’s the best way to book?
To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Can you check whether my roof contains asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
