Roof survey in RH10: how it works

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a proper look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at valley linings that have cracked or split and loose ridge or hip tiles, on ridges, hips and valleys, the roof space and chimney stacks.

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about 1–2 hours at most homes, and about three to four hours for a commercial roof.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Roofs, chimneys and gutters across RH10

RH10 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, RH10 included. Visits run on weekdays and at weekends.

Crawley: If you run a business near County Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For an older house near a landmark like Friary Church of St Francis and St Anthony, its chimney, valleys and lead work are likely to be the parts that need attention first.

Surveys for landlords and agents in RH10

Landlords and agents in RH10 book surveys as well as householders. A written report with photos gives you a clear record of the roof.

Freeholders and residents’ companies use a roof report to plan and budget.

Why act early?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • What insurance they carry
  • Which limits apply to the survey
  • Their report turnaround times

What this survey cannot tell you

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Asbestos testing of any kind
  • A structural engineer’s report
  • A promise that the roof will not leak in future

How we price roof surveys

Prices always include VAT. The things that change the price are:

  • How big the roof is
  • Whether it is a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What we need to know

When you call or email, these details help:

  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

FAQs for RH10

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How do I book a survey in RH10?

To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
