Roof surveys across RH12

How a roof survey works in RH12

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a careful look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We survey natural slate, lead flashings and flat roofs, and the problems we’re asked to look at most are gutters that overflow in heavy rain and ponding, splits or blisters on flat roofs.

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes an hour or two for most homes, depending on how many separate roofs there are.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What affects the price in RH12

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Local landmarks in Horsham

Around Horsham, our work takes us to homes and buildings near Millais School, Hope Chapel and Kingslea Primary School. You’ll also find Bohunt Horsham (under half a mile north), Brewhouse & Kitchen pub (within half a mile south-west) and Warnham Park (1.5 miles north-west). There is a railway station in Horsham itself: Horsham station. A little further out are Christs Hospital School Museum (2.4 miles south-west) and Horsham Hospital (within half a mile north-west). Not far away are Warnham LNR.

Roofs, chimneys and gutters across RH12

Across RH12, from Crawley, Horsham and Bewbush outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.

Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in RH12. Where permission is needed, the flight waits for it.

Horsham: If you own a rental within reach of Horsham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Hope Chapel: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How we price roof surveys

To price your survey, we check:

  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • Whether it’s a home or a commercial building
  • The number of roofs, including extensions and garages

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Helping us price your survey

These details help when you contact us:

  • Dates you’re working to, like exchange
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them
  • Any marks or damp showing indoors

Booking is simple: just phone 07833 053749 or send us an email and give us some details about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Let us know about past leaks
  • Stay off ladders and the roof
  • Ask about a flat roof on an extension or garage too
  • Take photos of any leaks as they happen

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

What you can safely check yourself

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Surveys for landlords and agents in RH12

Any of our surveys can be booked by landlords, agents and building managers in RH12. For a price for a let property or a block, ring 07833 053749 or use the contact form.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof structure meets design loads
  • A promise that the roof won’t leak in future
  • Defects hidden under coverings or inside walls without opening up

Your questions about roof surveys in RH12

Will you check the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long will you be at the property?

It normally takes about one to two hours for most homes, depending on how many separate roofs there are. Report times depend on the package.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you give a life expectancy for the roof?

We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
