Roof survey in Ellen's Green, West Sussex
A roof condition survey for homes and buildings for Ellen's Green, from an experienced roof surveyor. You get a clear written report with photos.
- Debris building up in roof valleys
- Ponding, splits or blisters on flat roofs
- Worn lead at chimneys and abutments
How the survey works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Rural addresses near Ellen's Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a report with photographs and recommendations.
Preparing for the visit
- Jot down any questions you want answered
- Have any paperwork from past roof work to hand
- Leave side gates unlocked

Roof survey in Ellen's Green
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey the roof space, clay and concrete tiles and ridges, hips and valleys, and people most frequently book us about condensation or damp timbers in the loft and gaps in the roof where coverings have gone.
Somewhere as small as Ellen's Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Do you need a roof survey in Ellen's Green?
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.
It’s worth booking a survey if you’ve seen:
- Cracked or blistered flat roof coverings
- Slates or tiles that have slipped or broken
- Loose ridge or hip tiles
- Worn lead at chimneys and abutments
Around Ellen's Green, as everywhere, small roof faults are simplest to sort before they let water in.

Common questions in Ellen's Green
Is Ellen's Green within the area you cover?
Yes, Ellen's Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Ellen's Green listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Do you look in the roof space?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.
Can you survey at the weekend?
Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.
How long will you be at the property?
On site, it usually takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
How the survey changes by roof type
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
How we price roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- How tall the building is and how easy the roof is to see
- Extra roofs, like extensions, dormers or garages
- Roof area
- House, block, shop or office
To find out what your survey will cost, ring 07833 053749 or send us an email and let us know about the roof. We’ll confirm the figure before booking.
Booking your survey
There’s no need for technical words. It’s enough to tell us:
- Your timetable, such as an exchange date
- Your postcode, so we can check access and travel
- Access details, such as a loft hatch or a shared roof
- Any photos you have, taken from the ground or a window

Roofs, chimneys and gutters in Ellen's Green
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you own a rental within reach of Warnham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What else we do in Ellen's Green
Leave it or get it looked at?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. In a place like Ellen's Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
