About our roof survey in Cranleigh

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. If you’re worried about worn lead at chimneys and abutments and gutters that overflow in heavy rain, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Cranleigh, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Local roofs in Cranleigh

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you look after a building like St Cuthbert Mayne Catholic Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Living close to Sayer's Croft LNR is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you live in an older home near Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Cranleigh is about 8 miles south-east of Guildford, in Surrey. Bookings from Cranleigh are handled just like any other: a call or an email, a price, then a date. Cranleigh is one of the places in Surrey we cover for roof surveys. We also survey roofs in Guildford.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Leave it or get it looked at?

If you’re planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up. On a bungalow or cottage around Cranleigh, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Questions from Cranleigh

Do you carry out roof surveys in Cranleigh?

Yes. Our area covers London and the South East, and Cranleigh is part of that. Just call 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

How do I find out if my home in Cranleigh is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How long will you be at the property?

The visit usually takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. We’ll confirm what to expect when we arrange the visit.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

What we look for on each type of roof

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.

What a roof survey does not cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that is a RICS home survey)

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs
  • Ridges, hips and valleys
  • Lead flashings
  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours for most houses, or half a day or so for a commercial building. Parking around Cranleigh is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • Tell us where we can park nearby
  • Find any records of previous roof work
  • Note where any stains or damp appear
