Roof survey in Farnham

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs frequently need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed gaps in the roof where coverings have gone and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it, on chimney stacks, natural slate and ridges, hips and valleys alike.

Around Farnham, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. It’s useful to mention any shared stacks or gutters when you book.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Check the roof from ground level after storms
  • Have details of recent roof work to hand
  • Mention any flat roofs as well as the main roof
  • Photograph stains when they appear

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

How we price roof surveys

A few things affect what a survey costs:

  • The number of roofs, including extensions and garages
  • Height and safe access
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.

What we’re asked to look at in Farnham

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, especially near trees.

Typical things we’re asked to look at include:

  • Slates or tiles that have slipped or broken
  • Condensation or damp timbers in the loft
  • Cracked mortar along the ridge
  • Debris building up in roof valleys

If you live in an older home near St Joan of Arc's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking anyone

  • Their track record with similar roofs
  • Whether the inside of the roof is included
  • Which limits apply to the survey
  • Which viewpoints they use to see the roof

What to expect from a roof survey

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit in Farnham runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. If you won’t be there yourself, let us know who will let us in.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • If you are buying, let the agent know when we’re coming
  • Make a note of anything you’d like us to look at
  • Check we can get to the back of the property

Farnham homes and their roofs

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Farnham Castle about 0.6 miles north-west, Farnham sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings like Farnham College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Moor Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • A full building survey of the property
  • Asbestos testing of any kind
  • A structural engineer’s report

FAQs for Farnham

Does a conservation area affect roof work in Farnham?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you work in Farnham?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Do you inspect the roof from on top?

Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
