Roof leak investigation in Farnham, Surrey
Tracing where water is getting into your roof in Farnham, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Water coming in around a roof light or dormer
- Damp on a chimney breast
- Damp underlay across a wide area
Common roof problems in Farnham
Valleys carry a lot of water. Split linings, slipped valley tiles or debris can send that water under the coverings. Leaks from valleys often show up some distance away inside.
It’s worth booking a survey if you’ve seen:
- Staining where a gutter or parapet meets the wall
- A leak that comes and goes with the weather
- Damp on a chimney breast
- Water coming in around a roof light or dormer
If you live near a park such as Moor Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
What to check before booking
- Whether the price includes VAT
- Whether the inside of the roof is included
- What experience they bring
- Which parts of the roof they’ll actually see
Roof leak investigation in Farnham: what you get
We investigate roof leaks in Farnham and across London and the South East. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, and then phone 07833 053749 or send us an email to arrange a visit. We survey chimney stacks, the roof space and rooflights and dormers, and people most often book us about water that shows only in certain storms and condensation that looks like a leak.
When a storm passes over a town like Farnham, loose tiles, slates and ridges are the first to move. Many policies treat gusts of about 55 mph as storm conditions, though it varies. A report setting out the damage, with photographs, helps you explain what you’ve found, whether to an insurer or a roofer. Because wear and tear is normally excluded, the age of any damage matters.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

What a roof leak investigation looks like in Farnham
About 0.6 miles north-west lies Farnham Castle, a reminder of how long the area around Farnham has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in.
Take an older house close to St Joan of Arc's Church: old mortar, worn lead and slipped slates are the usual suspects when water gets in. Landlords with a home close to Farnham station may find that a clear finding on where water gets in helps you brief a roofer straight away.

Farnham: your questions answered
Is Farnham in the area you cover?
Yes, Farnham is one of the places we work. Every survey there gets the same written report with photos.
Does a conservation area affect roof work in Farnham?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
What does a roof survey cost?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Could my leak actually be condensation?
Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.
What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
Why it’s worth a survey now in Farnham
Damp in a ceiling or loft can lead to mould. It is unpleasant, and it’s harder to deal with once established. Stopping the water is the first step. Blocked gutters and downpipes on homes in Farnham overflow onto walls. At roof level, a loose tile or tired flashing does the same. Left alone, both only get worse.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof leak investigation starts from £150, including VAT.

What we cannot see
Before you book, it is worth knowing what a survey will not do:
- Leaks from plumbing, tanks or pipework rather than the roof
- Whether rotten timbers meet design loads
- Faults hidden behind ceilings or boarding
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.
Roof types and parts we check

- Slate and tile slopes
- Flat roof details
- Lead flashings
- Valleys and parapet gutters
- Chimney stacks
- The roof space
How it works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two on an ordinary house, and more on a big or complicated roof. In Farnham, parking is rarely complicated, though it is useful to know about driveways or restrictions. We check the roof from the ground and from windows, then from the loft where there is safe access, and from the roof itself where it’s safe.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Before we arrive
- For a flat or shared roof, check access with the building owner or managing agent
- Keep pets in another room
- Have any paperwork from past roof work to hand
