How a gutter survey works in Farnham

Damp patches on inside walls, stains below a valley or water running down the brickwork can frequently be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. If you’re worried about joints that drip after rain and blocked outlets and hoppers, we can find out what’s behind it, whatever the roof.

Around Farnham, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can be seen safely from the property we are surveying. Let us know when you book if you know of anything shared with next door.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes an hour or two at most homes, or half a day or so for a commercial building. Parking in a town like Farnham is typically simple, but tell us if there is a driveway or any restrictions. We look at the roof from ground level and from windows, then from the loft where there is safe access.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Tell us where we can park nearby
  • Dig out any old roof reports or invoices
  • Have any questions written down, so nothing gets missed

Arrange a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden sections we cannot view safely
  • The inside of buried drains
  • The inside of a downpipe along its whole length

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and doesn’t.

What we look at

  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Valley gutters
  • Downpipes
  • Eaves gutters

How we price gutter surveys

We confirm the price for your survey before booking. This is what makes a difference:

  • The roof’s overall size
  • The height of the building and how the roof can be seen safely
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight

Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

What helps most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you are working to, such as exchange
  • Anything about access we should know
  • The kind of building and roof involved

We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Common questions in Farnham

Is my home in Farnham listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Farnham station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Does the report include photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you climb onto every roof?

Only if it’s safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Farnham homes and their roofs

The wider area around Farnham has a long history of building, with Farnham Castle about 0.6 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark such as St Joan of Arc's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like Farnham College, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Moor Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Farnham is about 6 miles south of Farnborough, in Surrey. We carry out gutter surveys in Farnham for houses, flats, blocks and commercial buildings, with a written report and photographs every time. We cover towns and villages across Surrey. There’s also a page for Guildford.

Postcode districts we cover here for gutter surveys: GU9 and GU10. Whether your property is on Barncroft, Approach Road and Saxon Croft or anywhere close by, we can help. You’ll find Farnham on the A31 and A287, so it’s easy for us to get to. Close by, we survey roofs in Compton (1 mile east), Hale (1 mile north), Upper Hale (2 miles north), Runfold (2 miles east) and Heath End (2 miles north). Larger places within reach include Guildford (10 miles east), Woking (12 miles north-east), Camberley (9 miles north), Frimley (8 miles north), Haslemere (9 miles south) and Cranleigh (14 miles east). Being one of Surrey’s larger places, Farnham has homes, rented property and businesses of every kind.

Why get it checked now?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. In a family home in Farnham, a small roof fault lets water into places you can’t see, like the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Look for green streaks or damp patches on walls
  • Check the loft with care after heavy rain
  • Look out for overflows when it pours
  • Keep climbers away from the eaves

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
