Independent gutter surveys in Woking

Gutter survey in Woking: what you get

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It is an easy job to put off but it rarely improves. Typical surveys look at gutters full of debris and silt and gutters that have fallen out of line, on parapet and box gutters, downpipes and valley gutters.

Lots of homes in a place the size of Woking are rented, and roofs are easy to forget between tenancies. A written record of the roof, chimneys and gutters helps landlords and agents plan work before a defect turns into a leak. Photos in the report give you a record to compare with later. Small faults, such as a blocked gutter or loose flashing, are easy to miss until a tenant reports damp.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roofs, chimneys and gutters in Woking

The wider area around Woking has a long history of building, with Botleys Mansion about 4.3 miles north-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a shop, office or commercial unit, for instance near The Peacocks, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live near a park such as Hoe Valley Linear Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Woking is about 24 miles south-west of London, in Surrey. Whether the building in Woking is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. We cover towns and villages across Surrey.

Questions from Woking

Can a landlord with a rental near Woking station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you cover Woking?

Yes. Our area covers London and South East England, and Woking is part of that. Just call 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What happens after the survey?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. Our survey covers everything that’s safely in view and records it with photos. A small defect on a roof in Woking seldom stays small: one loose tile lets in water, which weakens the battens and loosens more. Early action is normally the cheaper option.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Surveys for landlords and agents in Woking

Freeholders and residents’ companies use a roof report to plan and budget.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

Do you need a gutter survey in Woking?

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

Things that often lead to a survey include:

  • Overflowing eaves gutters
  • Fascia boards damaged by overflowing water
  • Downpipes that are split or coming away
  • Brackets that have dropped or snapped

Take an older house close to Church of St Mary of Bethany: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before booking

  • What insurance they carry
  • Whether VAT is in the quoted price
  • Which viewpoints they use to see the roof
  • Their drone registration, if they fly one

What a roof survey includes

What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The size of the roof
  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • Whether it is a home or a commercial building

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Booking your survey

You do not need to know any roofing terms. Just tell us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • When you need the report by
  • Your postcode, so we can check access and travel
  • Any photos you have, taken from ground level or a window

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours at most homes, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. In Woking, we survey everything from flats and houses to commercial buildings. Access is the part that changes most from one building to the next, so it is agreed before the day. Weekday and weekend visits are both available.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before the survey

  • If you are buying, let the agent know when we’re coming
  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared

Getting a price

Most bookings start with a short call: call 07833 053749 or send us an email. You’ll have a price before anything is arranged.

Related advice

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
