What a gutter survey looks like in Horsell

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.3 miles north lies Botleys Mansion, a reminder of how long the area around Horsell has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings like Woking High School, large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces such as Milford Green and Coxhill Green can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Horsell is about 1 mile north-east of Woking, in Surrey. Roofs in Horsell get the same thorough look as anywhere else in Surrey. Horsell is one of the places in Surrey where we work. There is also a page for Guildford.

Gutter surveys in GU21 and GU22 work the same way as everywhere else we cover. Whether your property is on Elm Road, Heath Road and Popes Lane or a nearby road, we can help. Main roads around Horsell include the A3046, which makes travel easy. Other places close to Horsell include Woking (1 mile south-west), Goldsworth Park (1 mile south-west), Mimbridge (1 mile north-west), Sheerwater (1 mile east) and St John's (2 miles south-west). Further out, we also cover Guildford (6 miles south), Camberley (7 miles west), Epsom (13 miles east), Farnham (13 miles south-west), Ewell (13 miles east) and Egham (7 miles north).

Gutter survey in Horsell: what you get

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, but we flag anything that could contain it. We survey valley gutters, downpipes and parapet and box gutters, and people most frequently book us about gutters that have fallen out of line and fascia boards damaged by overflowing water.

Houses in smaller places like Horsell can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Horsell: your questions answered

Do you cover smaller places like Horsell?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can a landlord with a rental near Woking station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us and tell us the address and what you’d like to know. We’ll confirm the price and find a day that suits.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What we check

  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Downpipes

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Include valley, parapet and box gutters when clearing
  • Get the gutters cleaned out every year
  • Look out for overflows when it pours
  • Keep climbers away from the eaves

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

The survey, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a smaller place like Horsell, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

How to prepare

  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller
  • Tell us about parking before the day

How to book

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Leave it or get it looked at?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below normally during the worst downpours. It is worth having these gutters looked at before the wetter months. In a smaller place like Horsell, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

How the survey changes by roof type

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.
