Gutter survey in St John's

We survey gutters and rainwater systems in St John's and right across London and South East England. On the day, we inspect what can safely be seen, from ground level, from windows and from the loft space. Time on site usually takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. The written report follows, with photographs and recommendations. We survey outlets and hoppers, downpipes and fascias and soffits, and people most frequently book us about blocked outlets and hoppers and joints that drip after rain.

Around St John's, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later.

What this survey can’t tell you

Before you book, it is worth knowing what a survey will not do:

  • Blockages deep inside downpipes
  • Gutters out of sight from each safe vantage point
  • Pipes below ground level

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

What we look at

  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters
  • Downpipes

What we do, step by step

We do not take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. The survey usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a smaller place like St John's, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Common questions in St John's

I let a flat near Woking station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and some details.

Does a conservation area affect roof work in St John's?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.

Do you take photos of the roof?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can the survey be at a weekend?

Yes. Surveys are carried out on weekdays, Saturdays and Sundays. To find a day that suits, phone 07833 053749 or use the contact form.

What do I do with the report?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Local roofs in St John's

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near St John's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Woking station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings like The Winston Churchill School A Specialist Sports College, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Have overhanging branches cut back
  • Watch for green marks down the brickwork
  • Get the gutters cleaned out every year
  • Look out for overflows when it pours

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Get the gutters cleared every year, and more frequently if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.

Different roofs, different checks

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.
