About gutter surveys in Surrey

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. Common reasons to book are dripping or leaking gutter joints and brackets that have dropped or snapped, across outlets and hoppers, downpipes and parapet and box gutters.

The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes between one and two hours at a typical home, and longer for a large or complex roof.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

What affects the price in Surrey

Homes and roofs across Surrey

From Guildford, Woking and Camberley to its smaller places, buildings across Surrey have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.

We survey roofs across London and the South East, and Surrey is part of that. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.

Guildford: Trees in and around Stoke Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Guildford Castle, about 0.9 miles south, is one of the historic houses in the wider area around Guildford. Older homes in the area may have roofs that need matching materials when work is done.

Useful tips for Surrey property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Ask for valleys and parapet gutters to be cleared too
  • Look out for overflows when it pours
  • Note any damp stains below the gutters
  • Leave gutter checks at height to someone equipped for it

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.

How we price gutter surveys

A few things affect what a survey costs:

  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details
  • Whether it is a home or a commercial building

Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

These details help when you get in touch:

  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there’s a loft hatch, a shared roof or tricky access

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or email us.

Landlord and commercial surveys in Surrey

Landlords and letting agents in Surrey book surveys as well as householders. The report gives you a dated record of the gutter, with photos.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Underground drains, which need a CCTV drain survey
  • Hidden sections we cannot view safely

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

FAQs for Surrey

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

What’s the best way to book?

Simply ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.
