Batt's Corner Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Batt's Corner, with drones and thermal imaging where they help. Call or email for a price.
- Leaves and moss blocking gutters
- Soffits marked by water
- Gutters overflowing in heavy rain
How a gutter survey works in Batt's Corner
Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey downpipes, parapet and box gutters and valley gutters, and the problems we’re asked to look at most are hoppers and outlets full of debris and dripping or leaking gutter joints.
Somewhere as small as Batt's Corner, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

Checking the roof from ground level
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Batt's Corner homes and their roofs
Historic houses like Farnham Castle, about 4 miles north, show how far back building in the area around Batt's Corner goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If your home is one of the older ones in the streets near The Church Of The Good Shepherd, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Bentley (Hampshire) station, the gap between tenancies is a good time to have the roof looked at.

Batt's Corner questions
Do you cover smaller places like Batt's Corner?
Yes. Batt's Corner is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
I let a flat near Bentley (Hampshire) station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you check valley and parapet gutters?
Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.
What’s in the survey report?
It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.
What happens after the survey?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.
Before and after the survey
Here are a few things we’d tell any owner:
- Book gutter clearing once a year, more frequently near trees
- Include valley, parapet and box gutters when clearing
- Look for downpipes coming loose
- Keep climbers away from the eaves
Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.
Why it is worth a survey now in Batt's Corner
Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. Where a roof is exposed, as many are in small places like Batt's Corner, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

What we look for on each type of roof
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for a house, and longer for a large or complex roof. In a hamlet or village like Batt's Corner, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- We check hidden gutters, like valleys and parapets, where it is safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photographs and recommendations.
Before the survey
- Jot down any questions you want answered
- Find any records of previous roof work
- Point out any leaks or damp patches

- Chimneys, valleys, parapets and other details
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
