Rowledge Gutter Survey
Know where you stand with the gutter before you spend money on it. We carry out gutter surveys in Rowledge, with photos and a clear written report.
- Water spilling over the gutter edge
- Rotten fascias or stained soffits
- Cracked or loose downpipes
About our gutter survey in Rowledge
Gutters are typically fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey fascias and soffits, parapet and box gutters and downpipes, and people most often book us about valley or box gutters that overflow inside and sagging gutters and loose brackets.
Somewhere as small as Rowledge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
We keep jargon out of it: where something needs attention, it says so plainly.

What a gutter survey does not cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- What’s behind fascias and inside walls
- Underground drains, which need a CCTV drain survey
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Check from the ground or a window, not a ladder
- Look out for overflows when it pours
- Don’t leave hidden gutters out of a clear-out
- Watch ceilings under valley gutters for fresh marks
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
How it works
The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Rowledge frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- First, you let us know what you’ve seen, like overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- The roof space is checked for water marks if it’s safe to get into.
- We send a written report with photos and clear recommendations.
Before we arrive
- Jot down any questions you want answered
- If the roof is shared, arrange access with whoever manages the building
- Tell us about any leaks, stains or damp patches you know of

Rowledge questions
Is Rowledge within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is my home in Rowledge listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What does the report include?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Will you check the drains below ground?
No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Does the report include photos?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Can the survey be at a weekend?
Yes. Surveys are carried out on any day of the week. To find a day that suits, call 07833 053749 or use the contact form.
What affects the price in Rowledge
Prices vary from roof to roof, and it comes down to:
- How many separate roofs there are, like extensions, dormers and garages
- Which survey package you book
- The height of the building and how the roof can be seen safely
- The roof’s overall size
Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
If you can, have these to hand when you get in touch:
- Access details, like a loft hatch or a shared roof
- The type of building and roof, such as pitched or flat
- Where the property is, with the postcode
- Any marks or damp showing indoors
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.
Roof by roof
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.
Box and secret gutters
Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.
Local roofs in Rowledge
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Farnham Castle about 2.6 miles north, Rowledge sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Bentley (Hampshire) station, the gap between tenancies is a good time to have the roof looked at. Take a building like Rowledge Church of England Controlled Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Saint James, its chimney, valleys and lead work are likely to be the parts that need attention first.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
