Gutter Survey in Cranleigh
A survey of gutters, valleys, outlets and downpipes for Cranleigh, from an experienced roof surveyor. You get a clear written report with photos.
- Gutters that have fallen out of line
- Water spilling over the gutter edge
- Overflowing valley or parapet gutters
Roof by roof
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.
Gutter surveys for homes and businesses in Cranleigh
Gutters are normally fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. Typical surveys look at water backing up from a hidden gutter and gutters overflowing in heavy rain, across valley gutters, downpipes and fascias and soffits.
In a smaller place like Cranleigh, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

The survey, step by step
Every roof is different, but as a rough guide the survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we’re there. A visit to a smaller place like Cranleigh is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the roof space, where there is safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.

Questions from Cranleigh
Do you cover smaller places like Cranleigh?
Yes. Cranleigh is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Do you carry out roof surveys in Cranleigh?
Yes. We cover the whole of London and South East England, and Cranleigh is part of that. Just ring 07833 053749 or send us an email and let us know about the property.
How much time does the visit need?
A visit typically takes an hour or two for most houses, though large, tall or awkward roofs take more time. You’ll know roughly how long when we arrange the visit.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we will note that in the report.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.
Is there a good time of year to book a gutter survey?
There’s no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
Gutter surveys in Cranleigh: local notes
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.
For an older house near a landmark such as Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as St Cuthbert Mayne Catholic Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Leave gutter checks at height to someone equipped for it
- Look out for overflows when it pours
- Do not leave hidden gutters out of a clear-out
- Watch for green marks down the brickwork
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photos help when you explain the work to others.
Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What we are asked to look at in Cranleigh
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
Typical things we are asked to look at include:
- Brackets that have dropped or snapped
- Water backing up from a hidden gutter
- Downpipes that are split or coming away
- Overflowing eaves gutters
Living close to Sayer's Croft LNR is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

What we cannot see
Before you book, it is worth knowing what a survey won’t do:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Parts of gutters that can’t be seen safely
- What’s behind fascias and inside walls
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before booking. What our survey covers.
