Electronic leak detection in Cranleigh: what you get

ELD suits many waterproofing membranes on flat roofs, on homes, blocks and commercial buildings. It can be used to trace an existing leak or check a new membrane before handover. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends, depending on the weather. Just ask about your roof. If you’ve noticed failed seams and laps and leaks under green or ballasted roofs, we can find out what’s behind it, whatever the roof.

Flat roofs in smaller places like Cranleigh can be more exposed, especially where nothing shelters them, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. A flat roof that still holds water days after rain is also worth a closer look.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Prices for electronic leak detection in Cranleigh

A few things affect what a survey costs:

  • How big the roof is
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Booking your survey

There is no need for technical words. It is enough to tell us:

  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, such as buying, a leak or storm damage

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email.

Honest limits

A survey is a proper look at the flat roof membrane, but it cannot do everything. Its limits include:

  • Roofs whose membrane or build-up is not suitable
  • Fixing the holes we find
  • Areas we cannot reach or that cannot be tested

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

What we look at

  • Green roofs
  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Why it is worth a survey now in Cranleigh

A visual inspection can miss tiny holes. ELD picks up breaches a visual check might miss where the roof suits it. In a smaller place like Cranleigh, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Why us?

  • Over 20 years’ experience
  • Independent findings on the roof’s condition
  • Thermal imaging and drone inspection where they help
  • Visits on any day of the week

Your questions about electronic leak detection in Cranleigh

Will you come out to Cranleigh?

We do. Villages and rural addresses get the same survey as a town house.

Is Cranleigh in the area you cover?

Yes, Cranleigh is one of the places we work. Every survey there gets the same written report with photographs.

How long does electronic leak detection take?

It usually takes more time on a big roof than a small one, with the construction of the roof playing a part too.

How does ELD work?

The waterproofing membrane normally stops an electrical current, but a hole lets it through. That lets us find breaches that are too small to see.

Can every flat roof be tested?

That depends on the roof’s membrane and layers. Tell us what you know about the roof and we’ll confirm suitability.

Do you look in the loft space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

What’s in the survey report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Electronic leak detection in Cranleigh: local notes

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you look after a building like St Cuthbert Mayne Catholic Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. If you have questions on the day, just ask. In a smaller place like Cranleigh, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.
