Independent drone roof surveys in Cranleigh

Drone roof survey in Cranleigh

Neighbours’ privacy matters on every flight. We keep the camera on the roof we’re surveying, not on gardens or windows next door. If your roof is joined to a neighbour’s, it is worth letting them know about the visit. We inspect only what the owner has asked us to. Flights are kept as short as the job allows and focused on the roof in question. If you are worried about chimney tops in poor condition and outlets choked with leaves and silt, we can find out what’s behind it.

Older cottages and houses around Cranleigh may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the cost of drone roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we need to know

Before you get in touch, it helps to have:

  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window
  • What kind of property and roof it is
  • Where water is showing inside, if it is

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Signs you need a drone roof survey in Cranleigh

Large roofs take a long time to see on foot. The drone covers the surface area by area, showing patterns of wear that are hard to spot up close. That gives a clearer picture of the roof as a whole.

Here are some of the things we see often:

  • Moss and weeds taking hold up top
  • Damage after a storm that can’t be seen from below
  • Flat roofs on upper floors that hold water
  • Coverings that have slipped high up on the roof

Take an older house close to Church of St Nicholas: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Choosing a roof surveyor

  • Which limits apply to the survey
  • How they plan to inspect the roof safely
  • Are they insured for the work?
  • Whether the price includes VAT

What a good roof survey covers

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Cranleigh questions

Can you fly a drone over a roof in Cranleigh?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain.

Do you cover smaller places like Cranleigh?

Yes. Cranleigh is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

Can you survey at the weekend?

We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or send us an email.

Drone roof surveys in Cranleigh: local notes

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

For site and facilities teams at buildings like St Cuthbert Mayne Catholic Primary School, big roofs are where photos from the air and thermal images show the most at once.

What we cannot see

A survey is a careful look at the roof, but it cannot do everything. Its limits include:

  • Flights in strong wind or a downpour
  • Close-up photos of next door’s property
  • Anything inside the loft or under the coverings

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

What this survey covers

  • Large and complex roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Flat roofs on upper floors
  • Fragile roofs

Why get it checked now?

Photographing a roof from the air does not touch it. Fragile slates and tiles stay as they are, so the survey doesn’t create new problems. In an older home around Cranleigh, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £400, including VAT.

Why us?

  • Drones and thermal imaging where it applies
  • 20+ years’ experience
  • Plain-English reports with photos
  • Over 5,000 surveys carried out

The survey, step by step

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. A visit to a smaller place like Cranleigh is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Before we arrive

  • Keep pets in another room
  • Clear the way to the loft hatch
  • Mention any parking restrictions on your street
