Your questions about thermal roof surveys in Cranleigh
Do you cover smaller places like Cranleigh?
Yes. Cranleigh is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is my home in Cranleigh listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Will the camera show exactly where the water is?
Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That is why we check any patterns with moisture readings.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
How does a thermal imaging roof survey work?
It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
About our thermal roof survey in Cranleigh
A thermal camera can help when the cause of damp is not obvious. Leaks frequently run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. If you are worried about ceilings that feel colder in places and leaks far from where the stain appears, a survey will tell you what’s going on, whatever the roof.
Around Cranleigh, a good many roofs are low enough to see partly from the garden or the street. The parts you cannot see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What a thermal roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- A structural engineer’s assessment
- An energy rating for the building
- Readings unaffected by sun, shade or reflections
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What our survey covers.
What we look at
- Loft conversions
- Insulated roof spaces
- Pitched roof slopes
- Commercial roofs
- Flat roofs
- Ceilings below the roof
Prices for thermal roof surveys in Cranleigh
When we price a survey, we consider:
- If the survey needs thermal imaging or a drone
- Which survey package you book
- The height of the building and how the roof can be seen safely
- The size of the roof
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
What to let us know when you contact us
There’s no need for technical words. It is enough to let us know:
- Whether there is a loft hatch, a shared roof or tricky access
- Your timetable, such as an exchange date
- Where water is showing inside, if it is
- The kind of building and roof involved
Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or drop us an email.
How it works
On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Parking around Cranleigh is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Preparing for the visit
- Have any paperwork from past roof work to hand
- If you’re buying, check with the agent that we can get in
- Keep pets inside or away from the areas we’re looking at

Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Clear a path to the loft hatch before we arrive
- Talk to us about the weather when booking
- Keep outlets and gutters clear to stop water sitting
- Keep the report to compare against after any repair
We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the roof space.
Roof by roof
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.
Loft insulation
Heat loss shows most clearly when it’s warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.
Thermal roof surveys in Cranleigh: local notes
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If your house is among the older ones in the streets near Church of St Nicholas, thin or patchy insulation under an old roof often shows up clearly on a thermal image. For site and facilities teams at buildings such as St Cuthbert Mayne Catholic Primary School, thermal images can show where wet insulation sits under a big flat roof.

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
