Thermal roof surveys across Surrey: what to expect

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey commercial roofs, insulated roof spaces and ceilings below the roof, and people most frequently book us about gaps in loft insulation and stains that keep coming back.

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Prices in Surrey

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.

What you get with us

  • Weekday and weekend surveys
  • Covered by professional indemnity and public liability insurance
  • Drone and thermal imaging surveys available
  • Clear package prices, with VAT included

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or email us.

Thermal roof surveys across Surrey: local notes

Airspace across Surrey varies from one address to the next. Each flight is planned against the Drone Safety Map and the forecast.

We survey roofs across London and the South East, and Surrey is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Guildford: The streets around a church such as Church of St John the Evangelist are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Historic houses such as Guildford Castle, about 0.9 miles south, show how far back building around Guildford goes. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

When you need someone else

It is useful to know what a survey will not do before you book:

  • An energy rating for the building
  • Readings unaffected by sun, shade or reflections
  • Proving moisture from the images alone

Common roof problems in Surrey

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Signs worth acting on include:

  • Wet areas near outlets and upstands
  • Leaks far from where the stain appears
  • Cold spots on ceilings under the roof
  • Wet insulation beneath the membrane

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller.

Before booking any surveyor

  • Which limits apply to the survey
  • Whether any drone flown is registered with the CAA
  • Will the report include photos?
  • Are they insured for the work?

Should I look at the roof myself first?

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Practical tips

These tips come from what we see on roofs every week:

  • Use the report as a baseline for later checks
  • Keep a record of when stains appear
  • Check outlets after heavy rain
  • Talk to us about the weather when booking

If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps frequently appear after work in the loft.

Surrey: your questions answered

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source can’t be confirmed, we will say what could help next, such as electronic leak detection.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Can a thermal camera see water?

Not directly. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.

Is Surrey in your area?

Yes. We cover Surrey. For a price, phone 07833 053749 or use the contact form.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
