FAQs for Enton Green

Does a conservation area affect roof work in Enton Green?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Enton Green within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

How a thermal roof survey works in Enton Green

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it’s colder outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. We are often asked to look into heat escaping through the roof and water that travels before it shows, across flat roofs, commercial roofs and ceilings below the roof.

In a small place like Enton Green, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

What we look for on each type of roof

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We look where there is safe access.

Landlords, agents and block managers in Enton Green

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which helps when tenants work during the week.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Thermal roof surveys around Enton Green

The wider area around Enton Green has a long history of building, with Loseley Park about 4.1 miles north. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Anyone responsible for a site like The Chandler CofE Aided Junior School will know that a drone or thermal camera can show a large roof in a single visit.

What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you spend. Older cottages and farmhouses around Enton Green can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Clear a path to the loft hatch before we arrive
  • Keep dated photos of any marks on ceilings
  • Clear leaves from outlets and gutters each autumn
  • Keep the heating on as usual before a heat loss survey

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.

What we’re asked to look at in Enton Green

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that’s moving quickly.

Things that frequently lead to a survey include:

  • Moisture around outlets and upstands
  • Areas of a flat roof that may hold water
  • Gaps in loft insulation
  • Damp that repairs haven’t cured

If you live in an older home near Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before you book anyone

  • Whether the loft is part of the inspection
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Are they insured for the work?
  • Will the report include photos?

What a good roof survey covers

How the survey works

Every roof is different, but as a rough guide the survey takes between one and two hours for most houses, and about three to four hours for a commercial roof. If you have questions on the day, just ask. Cottages and farmhouses around Enton Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Note where any stains or damp appear
  • Find any records of previous roof work
  • Have keys ready for side gates, garages or roof access doors
