Roof surveys across GU8: what to expect
There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on weekdays, Saturdays and Sundays, so it is easy to find a day that suits. We survey the roof space, chimney stacks and lead flashings, and the problems we are asked to look at most are condensation or damp timbers in the loft and cracked or blistered flat roof coverings.
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
What you’ll pay
Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What’s near Milford
We work in homes and buildings around Milford School, Rodborough and The White Lion pub, among other places. You will also find Rodborough Common (0.9 miles south-west), St Hilary's School (1.5 miles north-east) and St John the Evangelist's Church (under half a mile south). The closest station to Milford is Milford (Surrey) station, about 0.8 miles south-east. A little further out are Godalming Museum (1.7 miles north-east) and Milford Hospital (1 mile east). For a walk, there’s Lower Lake and Frith Hill.
Roof surveys across GU8: local notes
Across GU8, lots of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.
Our area covers London and the South East, including GU8. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Milford: For site and facilities teams at buildings such as Milford School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Milford (Surrey) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
Why roofs fail
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.
Look out for signs like these:
- Crumbling chimney pointing or cracked flaunching
- Slates or tiles that have slipped or broken
- Ridge tiles that have lifted or moved
- Worn lead at chimneys and abutments
How the survey changes by roof type
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.
What a survey does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An exact number of years the roof has left
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that is a RICS home survey)
Why act early?
Before you put a home on the market, it helps to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect.
Questions to ask before you book
- Which viewpoints they use to see the roof
- How long the report takes to arrive
- Whether the inside of the roof is included
- Whether VAT is in the quoted price
FAQs for GU8
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.
Can you look at a roof that is joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or send us an email.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Do you inspect the roof from on top?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft.
