Roof surveys for homes and businesses in Cramhurst
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you’ve noticed gutters that overflow in heavy rain and loose ridge or hip tiles, a survey will tell you what’s going on, on flat roofs, ridges, hips and valleys and clay and concrete tiles alike.
In a village or hamlet like Cramhurst, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Rented homes, blocks and businesses
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
Common roof problems in Cramhurst
Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It’s often mistaken for a leak, and it needs a different fix.
We are often asked to look at:
- Valley linings that have cracked or split
- Slipped, cracked or missing slates and tiles
- Cracked mortar along the ridge
- Standing water on a flat roof
Homes near green spaces like Rodborough Common can get more leaves in their gutters in autumn.
What to check before booking
- How they plan to inspect the roof safely
- Whether any drone flown is registered with the CAA
- Which limits apply to the survey
- Whether the inside of the roof is included
Prices for roof surveys in Cramhurst
Prices vary from roof to roof, for these reasons:
- The use of thermal imaging or a drone
- House, block, shop or office
- The size of the roof
- The shape of the roof and its details
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What to let us know when you contact us
The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:
- Anything about access we should know
- Your timetable, such as an exchange date
- Any photos you have, taken from the ground or a window
- The style of property, from a terrace to a block
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or email us.
What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours at most homes, or half a day or so for a commercial building. Cottages and farmhouses around Cramhurst frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Leave a clear route to the loft
- Keep pets out of the way during the survey
- Let us know about parking near the property

Roof surveys around Cramhurst
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses such as Loseley Park, about 4.4 miles north-east, show how far back building in the area around Cramhurst goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Milford (Surrey) station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near St John the Evangelist's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Cramhurst questions
Will you come out to Cramhurst?
We do. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in Cramhurst is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Tips that help
Small things make a difference. Our tips:
- Stay off ladders and the roof
- File the report with your home documents
- Keep a record of damp patches and dates
- Check we can open the loft hatch
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
What you can safely check yourself
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
