Roof surveys in Milford

About our roof survey in Milford

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey lead flashings, ridges, hips and valleys and the roof space, and common reasons people get in touch are valley linings that have cracked or split and slipped, cracked or missing slates and tiles.

Houses in smaller places like Milford can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Questions from Milford

Does a conservation area affect roof work in Milford?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Milford (Surrey) station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will the report say how many years my roof has left?

Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

How much does a roof survey cost in Milford?

Prices start from £150, including VAT. We confirm the exact price before you book, based on the roof’s size, access and package. To get a price, phone 07833 053749 or use the contact form.

Do you cover Milford for roof surveys?

Yes. We survey roofs in Milford and the rest of Surrey, as part of our work across London and South East England. For a price, ring 07833 053749 or drop us an email.

What affects the price in Milford

Our packages start from £150, including VAT. The price for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Getting in touch

A little information up front helps. It helps to include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or use the contact form to find out.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Being in a smaller place like Milford does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared

Book a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or email us.

Advice

Common roof problems in Milford

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

Most people get in touch after spotting one of these:

  • Gutters that overflow in heavy rain
  • Cracked mortar along the ridge
  • Water stains on rafters and ceiling joists
  • Gaps in the roof where coverings have gone

For site and facilities teams at buildings such as Milford School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • Which parts of the roof they’ll actually see
  • What’s outside the scope of the survey
  • How long the report takes to arrive

What a roof survey includes

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Roof surveys in Milford: local notes

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Homes near green spaces such as Rodborough Common can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Loseley Park lies about 3.5 miles north-east, so building around Milford goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Milford is about 6 miles south-west of Guildford, in Surrey. We visit Milford as part of our work across Surrey, for homes and businesses alike. Our area takes in places right across Surrey, from the larger towns to small villages. For surveys nearby, see our Guildford page.

Within a short drive, we also cover Guildford (6 miles north-east), Woking (10 miles north), Camberley (12 miles north), Farnham (7 miles north-west), Dorking (14 miles east) and Frimley (10 miles north).

Around Milford

We work in homes and buildings around Rodborough, St Hilary's School and Rodborough Common and the streets around them. For rail, the closest station is Milford (Surrey) station, roughly 0.8 miles south-east of the centre. Nearby you’ll also find Godalming Museum (1.7 miles north-east) and Milford Hospital (1 mile east). Green spaces nearby include Lower Lake and Frith Hill.

Why get it checked now?

Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed. In an older home around Milford, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
