What a survey costs

Prices always include VAT. The things that change the price are:

  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, like extensions, dormers and garages
  • Height and safe access
  • House, block, shop or office

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Booking your survey

There is no need for technical words. Just let us know:

  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • What made you get in touch

Not sure which survey you need? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.

About our roof survey in Sandhills

We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You do not need to do anything except give us access. Everything we see is photographed for the report. We’re often asked to look into worn or blocked valleys and torn or sagging underlay, across flat roofs, natural slate and the roof space.

Somewhere as small as Sandhills, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Somewhere as small as Sandhills, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Gather any invoices or paperwork from past roof work
  • Have any questions written down, so nothing gets missed

Advice

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Move stored items away from the loft hatch
  • Keep the report with your property records
  • Let us know about any leaks or stains you’ve seen
  • Find records of any re-roofing or repairs

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Different roofs, different checks

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is frequently nail fatigue, which we describe in the report.

What a roof survey looks like in Sandhills

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

For landlords with property near Witley station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as King Edward's School Witley, a written record of a large roof helps plan work for the holidays rather than in term time. If your home is one of the older ones in the streets near Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

FAQs for Sandhills

Will you come out to Sandhills?

Yes, Sandhills is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How do I find out if my home in Sandhills is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. The report includes photos and recommendations.

Can you tell me how long my roof will last?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Defects hidden under coverings or inside walls without opening up
  • A full building survey of the property
  • A structural engineer’s report

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.
