Roof survey in Bowlhead Green

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey lead flashings, the roof space and clay and concrete tiles, and the problems we’re asked to look at most are standing water on a flat roof and water stains on rafters and ceiling joists.

In a village or hamlet like Bowlhead Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Do you need a roof survey in Bowlhead Green?

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Look out for signs like these:

  • Condensation or damp timbers in the loft
  • Cracked or blistered flat roof coverings
  • Leaking gutter joints and downpipes
  • Loose ridge or hip tiles

If your house is among the older ones in the streets near Church of St Michael and All Angels, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book anyone

  • Which limits apply to the survey
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the loft space is looked at, where there is one
  • How long the report takes to arrive

What to expect from a roof survey

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Bowlhead Green, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

How to prepare

  • Let us know about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work
  • Move anything stored under the loft hatch

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

For landlords and managing agents

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we will plan the visit with that in mind.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • A promise that the roof won’t leak in future
  • A structural engineer’s report
  • Confirmation of asbestos in soffits or cement sheets

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

I let a flat near Witley station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.

Is Bowlhead Green within the area you cover?

Will the report say how many years my roof has left?

Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Bowlhead Green homes and their roofs

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Witley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
