Roof leak investigation in Bowlhead Green
Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We look at the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. If you’ve noticed wet patches high on an inside wall and water dripping from rafters or underlay, we can find out what’s behind it, whatever the roof.
Somewhere as small as Bowlhead Green, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We check everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- The roof’s overall size
- Chimneys, valleys, parapets and other details
- Extra roofs, like extensions, dormers or garages
- Whether it’s a home or a commercial building
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What happens on the day
We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. Around Bowlhead Green, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- We email a written report showing where the water most likely gets in.
How to prepare
- Have any questions written down, so nothing gets missed
- Tell us about parking before the day
- Check the loft hatch can be reached

Advice
Bowlhead Green roofs and the weather
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Different coverings let water in at different points, which shapes where the search starts. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
For an older house near a landmark such as Church of St Michael and All Angels, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you own a rental within reach of Witley station, tracing a leak quickly matters when a tenant is living with it.

FAQs for Bowlhead Green
Do you cover Bowlhead Green?
Yes, Bowlhead Green is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Is my home in Bowlhead Green listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
What’s the best way to book?
It’s easiest to ring 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will take it from there. Surveys run on any day of the week.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when you book.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
When you need someone else
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- The repair itself (the investigation finds and reports the cause)
- Whether rotten timbers meet design loads
- Plumbing leaks that look like roof leaks
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.
What this survey covers
- Valleys and parapet gutters
- Chimney stacks
- Rooflights and dormers
- Slate and tile slopes
- Flat roof details
- The roof space
- Lead flashings
Practical tips
Nothing here needs a ladder. A few suggestions:
- Check whether pipes or tanks run near the stain
- Don’t climb onto the roof to look
- Record whether it leaks in every downpour or only some
- Catch drips in a bucket and protect the floor
Keep the report after the work is done. If water appears again, it shows what was found before.
Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
Roof by roof
Parapet and box gutters
A butterfly roof drains to a central valley gutter. Problems there frequently show in the rooms on the top floor.
Flat roof upstands and outlets
Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are checked.
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
