Roof by roof

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Lead flashings

A leak at a flashing often shows some way from the joint. That’s why we check the flashings near a stain, not just the one directly above.

About our roof leak investigation in Grayswood

Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We survey flat roof details, lead flashings and the roof space, and common reasons people get in touch are condensation that looks like a leak and water that shows only in certain storms.

Being in a small place like Grayswood makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Your questions about roof leak investigations in Grayswood

Is Grayswood within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Grayswood?

Yes. We cover the whole of London and South East England, and Grayswood is part of that. You can phone 07833 053749 or email us with the address and a few details.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does the investigation include the repair?

This service finds and reports the cause, and the repair is separate. The report gives any roofer a clear brief.

Is thermal imaging part of a leak investigation?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you always find the source?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. We report what we found and the likeliest sources.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Any of our surveys can be booked by landlords, agents and building managers in Grayswood. To discuss a property or a block, phone 07833 053749 or drop us an email.

Grayswood roofs and the weather

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

For site and facilities teams at buildings such as Grayswood Church of England (Aided) Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you own a rental within reach of Haslemere station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. A roof leak in a hotel or guest house around Grayswood means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • A promise to find every leak on a single visit
  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What our survey covers.

  • Slate and tile slopes
  • Lead flashings
  • Chimney stacks
  • Rooflights and dormers
  • Flat roof details
  • The roof space

Why get it checked now?

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Outbuildings and barns around Grayswood are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Why us?

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Independent findings on the roof’s condition
  • Visits on any day of the week
  • Covered by professional indemnity and public liability insurance

How the survey works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Older roofs in small places like Grayswood can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room
  • Move anything stored under the loft hatch
