Roof leak investigations near Ash

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours, more where the leak is intermittent or the roof is large. Some parts of a survey depend on the weather, so a visit to Ash is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Mention any parking restrictions on your street
  • For flats, make sure roof access has been agreed
  • If it isn’t your property yet, arrange access through the agent

Roof leak investigation in Ash: what you get

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. If you’ve noticed a leak that comes and goes with the weather and brown rings on upstairs ceilings, a survey will tell you what’s going on.

In older homes around places like Ash, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Check whether pipes or tanks run near the stain
  • Clear the loft hatch so we can get in
  • Photograph the stain each time it appears
  • Record whether it leaks in every downpour or only some

Keep the report after the work is done. If water appears again, it shows what was found before.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

What a roof leak investigation looks like in Ash

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Different coverings let water in at different points, which shapes where the search starts. With Wanborough Manor about 2.7 miles east, Ash sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

For landlords with property near Ash station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live near a park such as Aldershot Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If yours is one of the older homes in the streets near Church of St Peter, lead flashings, valleys and old chimneys are typical places for water to get in.

Ash is about 2 miles east of Aldershot, in Surrey. We cover Ash and the rest of Surrey. Our area takes in places right across Surrey, from the larger towns to small villages. For surveys nearby, see our Guildford page.

FAQs for Ash

Will you come out to Ash?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Ash?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us and tell us the address and what you need to know. We will confirm the price and agree a day with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Does the investigation include the repair?

The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention.

Why isn’t the leak directly above the stain?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.

Why get it checked now?

Wet insulation doesn’t insulate well. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. With lower homes, common in places like Ash, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Prices quoted always include VAT, and the written report is part of the package. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

How we price roof leak investigations

When we price a survey, we consider:

  • Roof area
  • How many separate roofs there are, like extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available

Every price we give includes VAT. Roof leak investigation starts from £150, including VAT. You will know the price for your roof before you book.

Booking your survey

What helps most when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Dates you are working to, like exchange
  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside

Unsure which package suits your roof? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.

What we look for on each type of roof

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
