About our roof leak investigation in Seale
Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. If you are worried about staining where a gutter or parapet meets the wall and damp patches next to the stack, we can find out what’s behind it.
Being in a small place like Seale makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What we look for on each type of roof
Parapet and box gutters
Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. A low or cracked upstand is a common way in.
What a roof leak investigation looks like in Seale
The wider area around Seale has a long history of building, with Wanborough Manor about 2.4 miles east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
Homes near green spaces like Aldershot Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you live in an older home near Church of St Laurence, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you look after a building like St Paul's CofE Infant School & Nursery, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
Seale is about 3 miles south-east of Aldershot, in Surrey. If you are in Seale, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Seale is one of the places in Surrey where we work for roof leak investigations. We also survey roofs in Guildford.
Surveys in GU10 are booked the same way as anywhere else. If you need a roof leak investigation at a property on Elstead Road, School Hill and Wood Lane or a nearby road, we can survey it. Other places close to Seale include Sandy Cross (1 mile west), Tongham (1 mile north-west), The Sands (1 mile south-west), Ash Green (1 mile north) and Ash (2 miles north). Further out, we also cover Guildford (6 miles east), Woking (9 miles north-east), Camberley (8 miles north), Farnham (4 miles west), Frimley (6 miles north) and Haslemere (9 miles south).
Around Seale
Locally, jobs take us to homes and businesses close to The Connaught School, Ash Manor School and The White Hart pub, among other places. Seale’s nearest station is Ash station, about 1.9 miles north of the centre. A little further out are Guildford Hospital (4.8 miles east) and Farnham Castle (3.7 miles west). The countryside around Seale includes Runfold Wood and Hog's Back.
Before and after the survey
There is plenty you can do without going near the roof. What helps most:
- Don’t touch fittings that water is reaching
- Photograph the stain each time it appears
- Record whether it leaks in every downpour or only some
- Mention any plumbing above the damp area
Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It is a chance to ask about anything in the report.
After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
What we cannot see
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Carrying out the fix
- A promise to find every leak on a single visit
- Structural calculations (that is a structural engineer’s job)
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and does not.

How the survey works
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. You are welcome to ask questions while we’re there. Older roofs in small places like Seale can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there’s safe access.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Leave side gates unlocked
- If you are buying, check with the agent that we can get in
- Keep pets in another room
How to book
Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or email us.
Advice
Seale questions
Is my home in Seale listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you carry out roof surveys in Seale?
We do. Every survey there gets the same written report with photos.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

We’re covered by professional indemnity and public liability insurance.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
