Roof leak investigation in The Sands

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Ponding water makes any weakness worse. We check both the covering and the room underneath to narrow it down. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. We survey rooflights and dormers, slate and tile slopes and the roof space, and people most often book us about water through the ceiling under a flat roof and damp underlay across a wide area.

Many homes in small places like The Sands face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we cannot see

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Defects hidden under coverings or inside walls without opening up
  • Water from pipes, tanks or heating systems
  • An intermittent leak that shows no trace on the day

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What we check

  • Rooflights and dormers
  • Lead flashings
  • Chimney stacks
  • Valleys and parapet gutters
  • The roof space
  • Slate and tile slopes
  • Flat roof details

Different roofs, different checks

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

Wind, rain and roofs in The Sands

About 2.8 miles west lies Farnham Castle, a reminder of how long the area around The Sands has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

For landlords with property near Farnham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For site and facilities teams at buildings like South Farnham School, on a building that size, finding the source of a drip means looking well beyond the stain.

The Sands is about 2 miles east of Farnham, in Surrey. If you’re in The Sands, booking works exactly as it does anywhere else: a call or an email, a price, then a date. The Sands is one of the towns and villages in Surrey we cover for roof leak investigations. We also survey roofs in Guildford.

Postcode districts we cover here for roof leak investigations: GU10. Whether your property is on The Green, Binton Lane and Botany Hill or anywhere close by, we can survey it. What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about one to two hours, more where the leak is intermittent or the roof is large. Older roofs in small places like The Sands can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Check we can get to the back of the property
  • Let us know about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

Why it’s worth a survey now in The Sands

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it’s harder to clear. Stopping the water is the first step. For an older or listed building in a place like The Sands, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Why book with us

  • Surveys seven days a week
  • 20+ years’ experience
  • Drones and thermal imaging where applicable
  • PI and public liability insurance

The Sands: your questions answered

Do you cover smaller places like The Sands?

Yes, The Sands is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How do I find out if my home in The Sands is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is it a leak or condensation?

Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.

Why is not the leak directly above the stain?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely.

How long does the visit take?

It usually takes about one to two hours at a typical home, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Signs you need a roof leak investigation in The Sands

A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. The stain may appear well away from the valley itself.

Here are some of the things we see often:

  • Condensation that looks like a leak
  • Damp walls below an overflowing gutter
  • Damp ceilings under a flat roof
  • Brown rings on upstairs ceilings

If you live near a park such as Crooksbury Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys.
