Roof leak investigation in Runfold
Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath to narrow it down. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. If you’re worried about a leak that comes and goes with the weather and wet patches high on an inside wall, we can find out what’s behind it, on lead flashings, slate and tile slopes and flat roof details alike.
Many homes in small places like Runfold face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.
The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

When to book a survey in Runfold
Flat roofs fail with age and wear. Felt frequently lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks often start at the edges, upstands and outlets.
We are often asked to look at:
- Damp walls below an overflowing gutter
- Water through the ceiling under a flat roof
- Ceiling stains that grow after rain
- A leak that comes and goes with the weather
If you live near a park like Crooksbury Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys.
Questions to ask before you book
- Whether any drone flown is registered with the CAA
- How much experience they have with roofs like yours
- How they plan to inspect the roof safely
- Whether the inside of the roof is included

Runfold roofs and the weather
The wider area around Runfold has a long history of building, with Farnham Castle about 2.2 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. The covering and its details give the first clues when tracing where water is coming from.
For site and facilities teams at buildings such as South Farnham School, a leak through a large roof is often found some distance from where the water shows inside. If you live in an older home near The Church of the Good Shepherd, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What this survey cannot tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- What’s under the covering or behind the plaster
- Leaks that only appear in weather we can’t recreate
- A structural engineer’s report
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.
What we look at
- Flat roof details
- Valleys and parapet gutters
- Slate and tile slopes
- Chimney stacks
- Lead flashings
- The roof space
- Rooflights and dormers
Practical tips
There is plenty you can do without going near the roof. Here’s what helps most:
- Stay off ladders and the roof
- Move stored items away from the hatch
- Write down the wind direction and rain when it leaks
- Check whether pipes or tanks run near the stain
If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant.
Keep the loft space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.
Runfold questions
Do you cover Runfold?
Yes, Runfold is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or drop us an email and tell us about the property.
Is Runfold within the area you cover?
Yes, Runfold is on our map. A small place gets exactly the same survey as a big one.
Will you definitely find the leak?
Not always, and we will be honest about that. Some leaks hide well, especially those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.
Can you find a leak when it is not raining?
Normally, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.
Is it a structural engineer’s report?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
How soon will I get the report?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Roof by roof
Flat roof upstands and outlets
Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are looked at.
Valleys
A valley leak can appear well away from the valley inside. We trace the route from the loft where there is safe access.
How it works
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours, more where the leak is intermittent or the roof is large. Older rural homes like those around Runfold can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- For a flat or shared roof, check access with whoever owns or manages the building
- If it isn’t your property yet, arrange access through the agent
