Roof survey in GU9: how it works
There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We are frequently asked to look into water stains on rafters and ceiling joists and blocked, sagging or leaking gutters, on the roof space, lead flashings and natural slate.
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours on an ordinary house, and longer for a large or complex roof.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Prices in GU9
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Local landmarks in Farnham
Locally, jobs take us to homes and businesses close to Moor Park, St Joan of Arc's Church and Weydon School, among other places. You will also find William Cobbett Public House (less than half a mile north-west), St Polycarp's Catholic Primary School (less than half a mile east) and Farnham College (within half a mile south-east). Farnham has its own railway station: Farnham station. Nearby you’ll also find Museum of Farnham (less than half a mile north-west) and Farnham Castle (0.6 miles north-west). Green spaces nearby include Farnham Park and Aunt's Pool.
Roof surveys across GU9: local notes
Older homes across GU9 often keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in GU9.
Farnham: Farnham Castle lies about 0.6 miles north-west, so building around Farnham goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If your home is one of the older ones in the streets near St Joan of Arc's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
What happens if roof problems are left?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, which makes later changes easy to spot.
Before booking any surveyor
- Whether the inside of the roof is included
- Their report turnaround times
- Whether any drone flown is registered with the CAA
- What exactly goes into their report
How the survey changes by roof type
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What a survey does not cover
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- The condition of the rest of the building (that’s a RICS home survey)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- An exact number of years the roof has left
Why roofs fail
Some damage starts inside the loft space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It is often mistaken for a leak, and it needs a different fix.
Things that frequently lead to a survey include:
- Crumbling chimney pointing or cracked flaunching
- Flashings that have come away from the wall
- Cracked mortar along the ridge
- Ponding, splits or blisters on flat roofs
Common questions in GU9
Can you survey a roof I share with a neighbour?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
What does a roof survey include?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
How long does the visit take?
It typically takes an hour or two for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey isn’t a structural engineer’s report.
