Roof survey in GU12: how it works

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a close look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are water stains on rafters and ceiling joists and ponding, splits or blisters on flat roofs, on flat roofs, lead flashings and clay and concrete tiles.

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roof surveys across GU12: local notes

GU12 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in GU12.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in GU12 is checked with its age and materials in mind.

Ash: Historic houses like Wanborough Manor, about 2.7 miles east, show how far back building around Ash goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. For site and facilities teams at buildings such as Walsh CofE Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Common roof problems in GU12

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.

Look out for signs like these:

  • Gaps in the roof where coverings have gone
  • Worn lead at chimneys and abutments
  • Valley linings that have cracked or split
  • Ponding, splits or blisters on flat roofs

What a survey costs

Several things affect the price of a survey:

  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages

Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Getting in touch

You don’t need to know any roofing terms. Just let us know:

  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Why act early?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • What the survey won’t cover
  • Whether any drone flown is registered with the CAA
  • What insurance they carry

GU12 questions

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How long does the visit take?

It typically takes an hour or two for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

How do I book a survey in GU12?

Just phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
