How a chimney survey works in Ash

If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We survey flaunching, chimney pots and cowls and shared and party-wall stacks, and common reasons people get in touch are spalled or crumbling bricks and gaps where the stack meets the roof.

In a smaller place like Ash, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a chimney survey looks like in Ash

About 2.7 miles east lies Wanborough Manor, a reminder of how long the area around Ash has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Homes near green spaces such as Aldershot Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Ash station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Ash is about 2 miles east of Aldershot, in Surrey. Ash is part of the area we cover and the surrounding area across London and South East England. Ash is one of the towns and villages in Surrey we cover. We also survey roofs in Guildford.

Chimney surveys in GU12 and GU10 work the same way as everywhere else we cover. Whether your property is on Ash Church Road, Square Field Way and Littlefield Close or a nearby road, we can survey it. Ash is on the A331 and B3206, so it’s easy for us to get to. Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.

Different roofs, different checks

Brick stacks

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.

Ash: your questions answered

Is my home in Ash listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Ash within the area you cover?

Yes, Ash is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Why is my chimney breast damp?

Typically it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.

What do I do with the report?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you take photos of the roof?

Yes. The report includes photos of what we found.

What we do, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes between one and two hours at a house, as part of a look at the roof around the stack. A visit to a smaller place like Ash is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Advice

What a survey costs

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • The height of the building and how the roof can be seen safely
  • How complicated the roof is, with its valleys, chimneys and parapets

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What to tell us when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or drop us an email.

Why get it checked now?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there is a stain. A survey gives you a clear picture before that happens. Around Ash, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What you get with us

Signs you need a chimney survey in Ash

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.

Problems we come across frequently include:

  • Signs that a stack is leaning
  • Damaged chimney pots and cowls
  • Flashings pulling away from the stack
  • Damp on a chimney breast inside

Anyone responsible for a site like Walsh CofE Junior School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • Whether the inside of the roof is included
  • How long they’ve been surveying roofs
  • When you’ll get the report
  • What they won’t be able to tell you
