Chimney survey in Tongham

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. Common reasons to book are signs that a stack is leaning and disused chimneys trapping moisture, on chimney pots and cowls, flaunching and lead flashings.

Around Tongham, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two at a house, as part of a look at the roof around the stack. Parking around Tongham is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Why get it checked now?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Around Tongham, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What we look for on each type of roof

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Chimney surveys around Tongham

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Wanborough Manor about 3.1 miles east, Tongham sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as St Paul's CofE Infant School & Nursery, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

When to book a survey in Tongham

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the roof space and outside, and recommend a structural engineer where support is in question.

Most people get in touch after spotting something like this:

  • Eroded joints in the brickwork
  • Unused flues sealed without airflow
  • Gaps in the mortar around the pots
  • Damp on a chimney breast inside

Landlords with a home close to Ash station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • How they plan to inspect the roof safely
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What insurance they carry
  • Which limits apply to the survey

What affects the price in Tongham

Prices always include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • How big the roof is

Every price we give includes VAT. Chimney survey starts from £150, including VAT. You’ll know the price for the job before you book.

Helping us price your survey

We will usually ask about:

  • Any photos you have, taken from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode
  • How the loft is reached, if there is one

Unsure which package suits your roof? It is easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.

Common questions in Tongham

Do you cover smaller places like Tongham?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you survey roofs for landlords with property near Ash station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

How long is the visit?

Expect it to take an hour or two at a typical home; commercial roofs usually need 3–4 hours. The written report follows by email.

Is it a problem to have an unused chimney?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

What do you check on a chimney?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
