About our pre-purchase roof survey in Tongham
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. The findings come in a written report with photos. We are often asked to look into cracked flaunching or crumbling chimney pointing and gutters that overflow or drip at the joints, across clay and concrete tiles, natural slate and the roof space.
Around Tongham, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Honest limits
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Whether timbers meet design loads
- Confirmation of asbestos in cement sheets or soffits
- The condition of the rest of the house (that’s a RICS home survey)
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and does not.
What we check
- The roof space
- Natural slate
- Flat-roofed extensions and dormers
- Gutters and downpipes
- Chimney stacks
- Lead flashings and valleys
- Clay and concrete tiles
What we do, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a smaller place like Tongham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Getting ready for the survey
- Keep pets inside or away from the areas we are looking at
- Let us know about parking near the property
- If you are buying, check with the agent that we can get in
Getting a price
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Different roofs, different checks
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.
Natural slate
Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.
Rented homes, blocks and businesses
Landlords, agents and building managers in Tongham and across Surrey can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or use the contact form.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
FAQs for Tongham
Is Tongham in the area you cover?
Yes. We work right across London and the South East, and Tongham is part of that. Just phone 07833 053749 or email us and tell us about the property.
How do I find out if my home in Tongham is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will explain what’s needed.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It is not a replacement for a RICS survey.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Can I check my roof myself?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
What we’re asked to look at in Tongham
Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
Things that often lead to a survey include:
- Worn or lifted lead flashings
- Gutters choked with leaves and moss
- Loose pots and cracked flaunching
- Standing water on a flat extension roof
The streets around a church such as Church of St Paul are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Questions to ask before you book
- What they will not be able to tell you
- Whether the roof space is looked at, where there is one
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Will the report include photos?
Local roofs and buyers in Tongham
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
