Seale Pre-Purchase Roof Survey
Need a pre-purchase roof survey in Seale? We can help, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Gaps where slates or tiles have come loose
- Ponding, blisters or splits on a flat roof
- Lead that has worked loose at a wall or chimney
How a pre-purchase roof survey works in Seale
Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. If you are worried about a ridge or slope that dips and ponding, blisters or splits on a flat roof, a survey will tell you what’s going on.
For a small place like Seale, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Landlord and commercial surveys in Seale
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
What a pre-purchase roof survey doesn’t cover
Some things cannot be seen without opening up the roof, so a survey has limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Faults hidden behind ceilings, boards or coverings
- Whether the price should change, which is between you and the seller
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before booking. What our survey covers.

Seale questions
Do you cover smaller places like Seale?
Yes, Seale is on our map. Villages and rural addresses get the same survey as a town house.
Is Seale in the area you cover?
We do. The survey and report are the same in Seale as anywhere else.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we can’t promise any saving.
Can you survey in bad weather?
A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.
Does your survey replace a RICS home survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
How the survey works
After the inspection, everything we found is written up in a report with photos. As for time on site, most surveys take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Seale can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we’ll get in, including the loft.
- We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
Getting ready for the survey
- Move anything stored under the loft hatch
- If you’re buying, let the agent know when we are coming
- Keep pets inside or away from the areas we’re looking at

What a pre-purchase roof survey looks like in Seale
Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. For a purchase or a newly finished roof, the materials decide which details matter most. Wanborough Manor, about 2.4 miles east, is one of the historic houses in the wider area around Seale. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Ash station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church like Church of St Laurence are frequently among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Seale is about 3 miles south-east of Aldershot, in Surrey. Wherever you are in Seale, we can carry out pre-purchase roof surveys at your property, on a weekday, Saturday or Sunday. We cover towns and villages across Surrey, from the larger towns to small villages. Guildford is in our area too.

Why act early in Seale
Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. For an older or listed building in a place like Seale, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Roof by roof
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.
Before and after the survey
Here are a few things we’d tell any owner:
- Give your solicitor a copy of the report
- Ask the seller about past roof repairs
- Let us know your exchange date when you book
- Check we’ll be able to get into the roof space
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
