Pre-Purchase Roof Survey in Ash Green
A roof survey before you buy a house or flat across Ash Green, using drones and thermal imaging where it applies. Get in touch for a price.
- Signs of past leaks inside the loft
- Blistered or split felt on a flat roof
- Slates or tiles that have slipped or gone
What this survey can’t tell you
A survey is a close look at the roof, but it cannot do everything. The main limits are:
- How a seller will respond, or what the house is worth
- Defects hidden under coverings or inside walls without opening up
- Structural calculations (that is a structural engineer’s job)
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What a survey covers and does not.
Roof types and parts we check
- Lead flashings and valleys
- Clay and concrete tiles
- Gutters and downpipes
- The roof space
- Flat-roofed extensions and dormers
- Natural slate
- Chimney stacks
Pre-purchase roof survey in Ash Green
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a proper look at it before you are committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it is safe to get in. You get a photo-illustrated written report. We survey gutters and downpipes, flat-roofed extensions and dormers and chimney stacks, and the problems we are asked to look at most are standing water on a flat extension roof and signs of past leaks inside the loft.
Being in a small place like Ash Green makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Can I check my roof myself?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.
What we look for on each type of roof
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.
How we price pre-purchase roof surveys
To price your survey, we check:
- Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
- Whether it’s a home or a commercial building
- Features like valleys, chimneys, dormers and parapets
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
Some details help us suggest the right survey and price. When you contact us, it’s useful to mention:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
- The address and postcode of the property
- Access details, like a loft hatch or a shared roof

Common questions in Ash Green
Do you cover smaller places like Ash Green?
Yes, Ash Green is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Is my home in Ash Green listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
How long does the survey visit take?
Allow between one and two hours at most homes, and about three to four hours for a commercial roof. We will give you an idea of timing as you book.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.
What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about one to two hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Ash Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Point out any leaks or damp patches
- Move anything stored under the loft hatch

Tips that help
Most of what helps is simple and safe from ground level. A few suggestions:
- Check the lease for roof repair responsibilities
- Pass the findings to your conveyancer
- Ask whether there are papers for past roof work
- Find out whether the roof has been replaced or patched
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.
What a pre-purchase roof survey looks like in Ash Green
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most.
Historic houses like Wanborough Manor, about 2.1 miles east, show how far back building around Ash Green goes. If you are buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. If you own one of the older houses in the streets near Church of St Peter, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Ash station, a written report helps before buying a rental or paying for a new roof on one.
