Pre-purchase roof survey in Ash: what you get
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. We survey flat-roofed extensions and dormers, gutters and downpipes and chimney stacks, and people most frequently book us about patch repairs that may hide an ongoing problem and chimney mortar that has eroded.
Smaller places like Ash frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Ash. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a pre-purchase roof survey does not cover
Every survey has limits, and it is better to know them up front. Keep these in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Walls, floors, services and rooms below the roof
- Whether the price should change, which is between you and the seller
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before you book. The full list of what we check.
What we look at
- The roof space
- Natural slate
- Clay and concrete tiles
- Lead flashings and valleys
- Chimney stacks
- Gutters and downpipes
- Flat-roofed extensions and dormers
Why get it checked now?
Sellers aren’t always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. Tradespeople may need to travel further to a smaller place like Ash, so it is useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
To find out what your survey will cost, ring 07833 053749 or send us an email with the address and a few details. We’ll confirm the figure before booking.

Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

What else we do in Ash
Common roof problems in Ash
Rear extensions, dormers and garages often have flat roofs. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.
Most people get in touch when they’ve noticed one of these:
- Slipped or missing slates and tiles
- Patch repairs that may hide an ongoing problem
- Old water stains in the loft space
- Worn or lifted lead flashings
If yours is one of the older homes in the streets near Church of St Peter, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions from Ash
Do you cover Ash?
Yes, Ash is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Ash?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it is not a RICS home survey. It works alongside a home survey.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.
How long does the survey visit take?
Allow roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. We’ll confirm what to expect when we arrange the visit.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Share the report with your solicitor
- For a flat, check who is responsible for the roof
- Watch for stains or fresh paint on ceilings below the roof
- Ask whether there are papers for past roof work
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.
Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
How it works
Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, most surveys take between one and two hours for most houses, while a commercial roof takes nearer three to four hours. In a smaller place like Ash, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Getting ready for the survey
- Let us know about any leaks, stains or damp patches you know of
- Move anything stored under the loft hatch
- Have any paperwork from past roof work to hand
