How a roof survey works in Ash

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. Visits run on weekdays and at weekends, so it is easy to find a day that suits. If you are worried about gutters that overflow in heavy rain and worn lead at chimneys and abutments, we can find out what’s behind it.

Around Ash, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Asbestos testing of any kind
  • The condition of the rest of the building (that’s a RICS home survey)
  • Faults hidden behind ceilings or boarding

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. In a smaller place like Ash, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point, inside and out.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

Why it’s worth a survey now in Ash

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Around Ash, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Packages from £150, including VAT

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Clear the loft hatch area before we arrive
  • Keep the report with your property records
  • Check the roof from ground level after storms
  • Let us know about past leaks

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

Roof surveys in Ash: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Ash station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Aldershot Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Ash is about 2 miles east of Aldershot, in Surrey. Houses, flats, blocks and commercial buildings in Ash can all book roof surveys. Across Surrey, we cover Ash. For surveys nearby, see our Guildford page.

Your questions about roof surveys in Ash

Is Ash within the area you cover?

Yes, Ash is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Can a landlord with a rental near Ash station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How do I arrange a roof survey in Ash?

The quickest way is to phone 07833 053749 or use the contact form. Give us the address and some details about the roof. We survey on weekdays and at weekends.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when you book and we’ll explain what’s needed.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.
