Useful tips for Ash property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Ask us about the forecast if rain is expected
  • Heat the home normally on the days before
  • Keep the report to compare against after any repair
  • Clear leaves from outlets and gutters each autumn

If the images suggest moisture that cannot be confirmed, we’ll say what would help next, such as electronic leak detection or opening up a small area.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Thermal roof survey in Ash

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. We survey ceilings below the roof, flat roofs and pitched roof slopes, and the problems we’re asked to look at most are thin or uneven insulation in the roof and ceilings that feel colder in places.

Around Ash, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Why act early in Ash

For buyers, a thermal survey adds detail that a visual inspection cannot give. Finding hidden moisture before exchange gives you facts to raise with the seller. Homes in smaller places like Ash can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Why book with us

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. A visit to Ash is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch
  • Dig out any old roof reports or invoices

Different roofs, different checks

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.

What a thermal roof survey looks like in Ash

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

If you live in an older home near Church of St Peter, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. Historic houses like Wanborough Manor, about 2.7 miles east, show how far back building around Ash goes. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. If you look after a building like Walsh CofE Junior School, a drone or thermal camera can show a large roof in a single visit.

Common questions in Ash

Does a conservation area affect roof work in Ash?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Ash?

Yes. Ash is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Does thermal imaging detect leaks directly?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.
