Chimney survey in Badshot Lea, Surrey
We take a careful look at the chimney stack at your property in Badshot Lea, with photos and a written report.
- Gaps where the stack meets the roof
- A chimney out of line
- Redundant stacks capped without ventilation
When to book a survey in Badshot Lea
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People typically call us when they notice damp or a problem with the stack, or before a purchase.
Most people get in touch when they’ve noticed something like this:
- Signs that a stack is leaning
- Flaunching that has broken away
- Staining on walls around the chimney
- Worn or missing pointing
Take an older house close to St George's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- What happens after the report arrives
- Are they insured for the work?
- Whether the price includes VAT
- Which parts of the roof they’ll actually see
How a chimney survey works in Badshot Lea
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. Typical surveys look at staining on walls around the chimney and redundant stacks capped without ventilation, across chimney pots and cowls, brick chimney stacks and lead flashings.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
What else we do in Badshot Lea
How it works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two on an ordinary house, and more on a big or complicated roof. Somewhere as small as Badshot Lea, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
How to prepare
- Let us know where we can park nearby
- For flats, make sure roof access has been agreed
- Move anything stored under the loft hatch

Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Areas we cannot view from safe positions
- Whether the flue is safe to use
- Structural calculations for a leaning stack
If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

Chimney surveys around Badshot Lea
Farnham Castle, about 1.8 miles south-west, is one of the historic houses in the wider area around Badshot Lea. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live near a park like Weybourne LNR, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as Badshot Lea Village Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Badshot Lea: your questions answered
Is Badshot Lea within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Does a conservation area affect roof work in Badshot Lea?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Does someone need to be in?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.
Do you need to get into the loft?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Which parts of the chimney do you look at?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photos.
How long is the visit?
Most surveys take about one to two hours at most homes, and about three to four hours for a commercial roof. The report follows by email.
