Chimney survey in Ash Vale
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. You get a photo-illustrated written report and what we recommend. We survey flaunching, chimney pots and cowls and brick chimney stacks, and common reasons people get in touch are bricks with flaking faces and flashings pulling away from the stack.
Trees around homes in smaller places like Ash Vale drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What affects the cost of chimney surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
- The number of roofs, including extensions and garages
- Basic, Standard or Premium
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Booking your survey
We’ll typically ask about:
- Where the property is, with the postcode
- Why you want a survey: buying, a leak, a storm or new work
- Anything about access we should know
- Photos of the roof, taken safely from the ground or a window
Booking is simple: just ring 07833 053749 or email us and give us a few details about the property and we will suggest the right survey. The price is agreed up front.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on any day of the week, which helps when tenants work during the week.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What else we do in Ash Vale
Why it is worth a survey now in Ash Vale
Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. In an older home around Ash Vale, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
To find out what your survey will cost, phone 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

What a chimney survey looks like in Ash Vale
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Ash Vale has a long history of building, with Wanborough Manor about 3.6 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Landlords with a home close to Ash Vale station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your house is among the older ones in the streets near St Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Shawfield Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Common questions in Ash Vale
Can a landlord with a rental near Ash Vale station book a roof survey?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
How do I find out if my home in Ash Vale is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Will you check the chimney is safe to use with a fire?
No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
What does a roof survey cost?
Prices start from £150, including VAT. You will know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or use the contact form.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
The survey, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. A visit to a smaller place like Ash Vale is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- Check we can get to the back of the property
- Buyers: confirm access with the estate agent or seller
