Chimney surveys in North Camp

Chimney survey in North Camp: what you get

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We’re frequently asked to look into redundant stacks capped without ventilation and pots or cowls that look unsafe, on flaunching, shared and party-wall stacks and chimney pots and cowls.

Around North Camp, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

Where we cannot see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Your questions about chimney surveys in North Camp

Will you come out to North Camp?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is my home in North Camp listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does the report include photographs?

Yes. Photographs are part of every report, so you can see each point for yourself.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How long does the survey take?

Time on site depends on the roof, but most surveys take between one and two hours for a house, though large, tall or awkward roofs take more time. The written report follows by email.

What we cannot see

Before booking, it is worth knowing what a survey won’t do:

  • Structural calculations for a leaning stack
  • Gas safety checks, which need a Gas Safe registered engineer
  • What’s inside the brickwork or behind render, without opening up

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What we check

  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts
  • Flaunching
  • Chimney pots and cowls

Different roofs, different checks

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Surveys for landlords and agents in North Camp

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

What a chimney survey looks like in North Camp

About 4.8 miles south-west lies Farnham Castle, a reminder of how long the area around North Camp has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces such as Ramillies Park can get more leaves in their gutters in autumn. Shop and office owners around Hart Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.

When to book a survey in North Camp

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

Things that often lead to a survey include:

  • Damp on a chimney breast inside
  • Redundant stacks capped without ventilation
  • Flaunching that has broken away
  • Bricks with flaking faces

For an older house near a landmark such as St Mark, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • How long the report takes to arrive
  • Will they check the loft as well as the outside?
  • Are they insured for the work?
  • What happens after the report arrives

What a roof survey includes

What we do, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours at a house, as part of a look at the roof around the stack. You’re welcome to ask questions while we are there. In a smaller place like North Camp, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Keep pets inside or away from the areas we’re looking at
  • Move anything stored under the loft hatch

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Advice

Why act early in North Camp

Damp in a chimney breast typically gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. On a bungalow or cottage around North Camp, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
